Spain’s Costa Tropical property market report – July 2025

Our resident real estate expert – Mathew of Hola Properties, headquarterd in Lanjarón – on the latest Costa Tropical property market trends.

THE COSTA TROPICAL has recently seen investment in nearby coastal infrastructure, and international interest in its real estate market But is this trend set to last, or is the market changing? Is the Costa Tropical property market about to see a shake-up?

Well, the main new is that there has been a shift in the Granada property market. Sellers are asking the same question: “Is now the right time to sell?”

We’ve just seen a 2% drop in resale prices in Granada province – a small but clear change after a few years of consistent growth. It’s not dramatic. But it is a signal.

Markets move in cycles. And while no one can predict the future, we do know this: If you’re thinking of selling, waiting for the “perfect” moment rarely ends well.

Let’s unpack the situation re the Costa Tropical property market

We need to examine what happening and the impact for sellers on the Costa Tropical property market, and beyond. So, what’s driving the change? Price dips don’t happen in isolation. Here’s what we’re seeing behind the scenes:

  • Seller hesitation. Global uncertainty and economic headlines are making owners nervous. Many are delaying decisions, hoping things will look “better” in six months.
  • Reduced listings. Across Granada province, the number of new listings has dropped to around 60–70 per week. That’s down from a typical 100–120.
  • Strong buyer demand. Despite fewer properties coming to market, buyer enquiries remain high – especially for homes that are priced and presented properly.

The importance of a pre-launch strategy for sellers

In short: fewer homes, plenty of buyers, and a pricing pause. Serious buyers are still out there. Some new listings on the Costa Tropical property market are selling before they even hit the property portals, demonstrating strong interest. A pre-launch strategy from a professional agent can help your property to reach its target audience before anyone even presses “upload”.

It’s important for the property to be new to market, professionally marketed, and priced correctly from day one. These are the three ingredients to drive fast results – even in a shifting market. Presentation matters more than ever. That means crisp photography, quality video walkthroughs, and no clutter or confusion in the visuals. We do mean neat and tidy. We don’t mean depicting the old mop bucket and paint cans that somebody left in the hallway!

Homes that look polished get viewed. And homes that get viewed get sold.

Two clear trends in the Costa Tropical property market

The Costa Tropical oroperty market still has energy – and surprises. Down on the coast, demand hasn’t slowed. But we’re seeing two very specific trends:

1. The eco-mortgage mini boom

There’s an ongoing buzz around eco mortgages in Andalusia – especially for:

  • Buyers under 35.
  • Families currently renting.
  • Buyers with low deposits (as little as €1,000).

The problem? Most people still don’t know that these mortgages exist. Even fewer people realise that – unfortunately – they could be paying more in rent than on a mortgage.

It’s important to enlist a helpful bank manager who can help you with the process.

2. The hidden paperwork trap (and lawyers!)

Just because your property is on the coast – or you used a lawyer when buying – doesn’t mean that all your paperwork is in order. We’re seeing increasing numbers of transactions delayed (or blocked entirely) because of incorrect or missing registrations, outdated property descriptions, or legal inconsistencies from previous years.

Furthermore, lawyers today wouldn’t accept the same things that some of their colleagues approved just a few years ago. The bar has been raised (if you pardon the pun). So, if you’re unsure whether your paperwork is airtight, talk to the experts before you try to proceed. This could save wasted time and energy (and money!).

The overall impact for sellers

Yes, the market is shifting. But that’s not bad news. It’s an opportunity for those who move with the market, not against it.

Don’t assume that waiting will help. Prices may plateau. Or they may not. It’s important to obtain a professional valuation – not based on listing prices, but on what’s actually selling. Check your paperwork now, not when you have a buyer. And, as we said earlier, use marketing materials that work: video, photography, pre-launch campaigns – all of professional quality.

There are still serious buyers out there. The question is – will your property catch their eye?
